About Stonebridge HOA
The Stonebridge Homeowners Association, Inc. oversees the Stonebridge subdivision located in North Potomac, Maryland. The community comprises close to 800 homes*, a swimming pool, tennis courts, recreation fields, a club room, three playgrounds and two lakes. The community is home to the award-winning Stonebridge Sharks Swim Team, which is part of the Montgomery County Swim League (MCSL). The community is managed by Abaris Real Estate Management.

Board of Directors
The Stonebridge HOA is governed by a volunteer Board of Directors [BOD]. Meetings are held monthly on the first Monday of each month. Owners and Tenants (in good standing) are invited to attend the beginning of each meeting, where 20 minutes are set aside for discussion. Virtual meetings are now in effect.

Members of the various committees are Stonebridge HOA owners who volunteer their personal time for the benefit of everyone in the community.
The Architectural and Environmental Review Committee (AERC) monitors and approves requests and complaints.

The Communications Committee monitors the HOA Facebook account and manages the website.

The Finance Committee handles budget review, collections, and is responsible for audits, insurance, and legal matters.

The Governmental Affairs Committee deals with many projects related to Montgomery County (land development, school districting, cell tower, etc.)

The Landscape Committee monitors the contractor’s adherence to contract for common areas.

The Pool & Clubhouse Committee oversees the swimming pool, swim team, lifeguards, and building maintenance contracts.

The Social Committee hosts community events throughout the year.

The Tennis Committee is responsible for the maintenance contract, sign-up sheets, windscreens and nets.

The Board sets direction and makes high-level decisions, while the management company executes those decisions and handles daily operations—but the Board retains the final authority and legal responsibility.

Even with a management company, the Board is the governing body of the association and remains ultimately responsible for decisions. Key duties include:
- Governance & Policy Setting
- Establish community rules, regulations, and policies.
- Approve budgets, contracts, and major expenditures.
- Ensure compliance with governing documents and applicable laws.
- Financial Oversight
- Approve annual budget and reserve funding plans.
- Monitor financial reports and ensure proper use of funds.
- Authorize audits, reserve studies, and long-term financial planning.
- Decision-Making & Approvals
- Vote on proposals, bids, and contracts presented by management.
- Decide on enforcement actions, architectural requests, and dispute resolutions.
- Oversight of Management Company
- Hire, evaluate, and if necessary, replace the management company.
- Set expectations, performance standards, and contract terms.
- Hold regular meetings with management to review progress and concerns.
- Representation & Communication
- Represent the interests of all owners.
- Communicate major decisions, updates, and policies to the membership.
- Serve as the public face of the association when needed.
Management Company – Complementary Role
The management company handles day-to-day operations under the Board’s direction, such as:
- Collecting dues and paying bills.
- Coordinating maintenance and vendor services.
- Enforcing rules and handling resident communications.
- Providing financial reports and administrative support.
