General FAQs

Invoices will be sent by December 6th, 2024 to all Owners depending on the way they requested – US Mail or e-mail.

Trash collection, which is included in your monthly HOA fee, is collected on Tuesday and Friday.

Trash is collected by J&J Trash Service, who can be reached by phone at 301-241-8863 or 301-898-2109, or via email at customerservice@jandjinctrashservice.com.

All residents must practice proper trash placement in accordance with the laws of Montgomery County. All residents are required to place all bagged household trash in a rigid trash can with a tamper-resistant lid as defined by County law. The Stonebridge HOA Board is mandating that all residents abide by this requirement and those who do not comply will be reported to the County for monetary fines and penalties.

Do not place bags of household trash on the common area parking islands without any cans. The result is a mountain of trash bags being picked open and torn apart by wildlife in search of food.

Please report violators and send your video footage to sambush@abarisrealty.com so the violators can be held accountable!

NOTE: Between pickups, trash cans must not be left visible in front of homes. Violators will be cited.

If your zip code is 20850, recycling is collected on Tuesday. If your zip code is 20878, recycling is collected on Wednesday.

Recycling is collected by the Montgomery County Department of Environmental Protection (DEP), who can reached by calling the Montgomery County Customer Service Center at 311 or 240-777-0311.

If you need a blue County recycling bin, you can order one free of charge (1 per year) by clicking here.

Residents can schedule a bulk trash pickup directly with J&J Trash Service who can be reached by phone at 301-241-8863 or 301-898-2109, or via email at customerservice@jandjinctrashservice.com.

Lost Keys: If you lose the key to your mailbox, you will need to have a locksmith replace the lock and provide you new keys. The HOA and management does not keep copies of individual mailbox keys.

Damage: If the lock/door to your individual mailbox is broken or not working, it is the owner’s responsibility to have it repaired. If the entire mailbox installation is broken, preventing any mail from being delivered, it would be covered by the HOA.

Potomac Garden Center [PGC] will perform the complementary leaf pick up for single-family homes in November. If there is inclement weather it will be pushed back accordingly. Please remember to rake your leaves to the curb as PGC will not come on your property. Leaf Pick up in the townhomes and the common cul-de-sac circles with trees will continue throughout the fall.

Our management company, Abaris Realty, has an “on-call” System for managing the volume of emails generated by our community of 779 homes. They use a team approach since it is not possible for one single person to manage the volume and there are different staff members in the various departments to answer different types of questions.

You may get a response from Shireen herself or any member of her team since her email is constantly monitored by her team. Shireen has 5 full time assistants to handle our physical property management needs and Abaris has an entire accounting department that is equipped handle all of our financial needs and homeowner billing administration. Kaity is the responsible for Pool Management.

You should consider any response you receive as being from Abaris and not a specific person. The Board is quite pleased with the level of responsiveness we are receiving from the Abaris team and we appreciate your feedback.

Fishing in the lake is NOT permitted. The quality of the fish that live in the lake can not be confirmed as safe to eat.

If you are living in the Town home areas, these lights are handled by the HOA management company.

Parking FAQs

As you should be aware, there are NO owned parking spaces for any townhome within the Stonebridge HOA. No spaces are sold to the Owner with their lot purchase – all are commonly owned by the HOA.

However, in order to allocate a parking space for the convenience of each home Owner or the Tenants, parking spaces are marked on the asphalt purely as a convenience. Please be a good neighbor and respect the parking honor system.

Owner / Tenant FAQs

In addition of the regular fee [Annual dues] for all Owners (Landscaping, Lake/pond management, Pool & Tennis, Clubhouse and Club Room, Playgrounds, Trash pick-up 2x/week, Dog Stations weekly service) you have certain Townhome-only expenses included in your dues: Road management & paving; Parking lot striping; Electrical for street lighting, trash pickup, Rodent control, grass cutting front and back (within fenced in areas if prior permission is granted). The annual budget plans for no “extra” fees and we are monitoring all expenses monthly.

When your Owner establishes their Stonebridge address as a rental, then all their HOA benefits transfer to you.

You will need to sign-up for pool & tennis access as a new Resident and you will receive up to 8 access FOBs for your family members living at your Stonebridge address. The initial distribution of these FOBs is complimentary; but your Owner must authorize you as a tenant.

Grass cutting in the townhomes will occur on Monday or Tuesdays.

During the grass growing season it is normally weekly, but will vary depending on the grass length in the community.

If your yard is fenced the gate must be left open to the crews are aware you wish service.

If you have a pet – please ensure your yard is free of droppings.

Pool System / FOBs

FOBs are used to access the pool, tennis and clubroom areas. One is needed for each person 5 years and older as of May 1, 2025. They are available free of charge for all new eligible Residents to Stonebridge. Replacements are $10 each and available from the management company’s Pool Administrator.

FOBs are validated from your secure account portal – this process has its own “Invitation to Join” system generated e-mail where you click/tap the Join button to sign-up/register. We can’t do that for you as it encrypts your login info on your device. If you need a new invitation please email webmaster@stonebridgemc.org to request another be sent.

A maximum of eight (8) FOBs is permitted for one Stonebridge or Non-Resident address. All members requesting a FOB must reside at the address. Proof of Residency may be asked. If you have more than 8 family members please contact the Pool Administrator to make arrangements.

Visit the pool clubhouse area and swipe your FOB on the gate to the upstairs restrooms or the Tennis Courts (Operating hours 6am-9pm). If it opens – your FOB is active. If it flashes red then there is an issue. You can email pool@stonebridgemc.org to assist.

We are using the Pool Reservation system which creates a day pass.

  1. Visit the guest pass page
  2. Complete your guest information and the date for their visit; Remember you must accompany them during their visit.
  3. Print the guest pass or retrieve on your phone.
  4. Present to the Lifeguards along with your FOB(s) upon entry.

Note: The pass is available for the entire day

Guests of the member reserving will be permitted up to the total permitted for that member. As an example:

  • If a Member is attending with 2 persons they can bring 6 guests
  • If a Member is attending with 4 persons they can bring 4 guests
  • Maximum total is 8 persons and the Member must accompany their guests

Each Owner receives 10 Complimentary passes per season. More are available for purchase in batches of 10 for $30.

The pool rules define the procedure for making a party reservation. These are handled by the Pool guard staff. Please ask for the manager, Shelby.

76.  POOL PARTIES (Available to Members, Non-Resident Members)

  1. For a party of 10 or more, at least one day’s notice must be given to the Pool Manager so the proper number of guards are on The reservation must be confirmed via phone or email from the Pool Manager.
  2. Contact the Pool staff and provide the following information to the Pool Manager:
    1. Your name, contact phone number and e-mail address
    2. Date, time and duration you desire for the party
    3. Total number of participants (members and guests)
    4. The Pool manager will call you back or email to confirm
  3. Please note for non-members they will need to purchase Guest passes in advance from the management company (Abaris).

Up to 10 Members and their Guests are permitted with no additional charges. For a greater total, you will need to pay for extra staffing at an hourly cost of $35/hour; but the exact amount will be confirmed by the Pool Manager after the reservation is accepted. Payment will be collected by the management company (Abaris).
